Renters – SECTION 8 – FREE Rent

LOOKING TO RENT?

WANTED – GOOD, CLEAN, RELIABLE, LONG TERM TENANTS – If you keep your home or apartment in pristine condition, have a verifiable income along with a long-term history of paying your monthly rent on time – I Want You to move into one of my Newly Remodeled Homes.

Some of the Homes on the Site are available to Rent. We require the First Months Rent, Security Deposit and Last Months Rent to be paid in CASH before Move In.

Section 8
We do accept Section 8, there is an application fee of $100. to be paid in cash which is credited towards the last months rent upon approval.

Once approved you will be required to place a non refundable deposit (paid in cash) equal to one months rent to hold the property which is credited to your account, the Section 8 papers will then be filled out and submitted.

HOW TO RECEIVE CASH or FREE RENT?
We offer Good Tenants the opportunity to Become a Partner by allowing their rental home to be placed on the market For Sale.

Once approved you will be required to place a $500. non refundable deposit, paid in cash to hold the property which is credited to your account, the Section 8 papers will then be filled out and submitted.

The homes are guaranteed to pass the section 8 re-inspection.

AGREEMENT for COMPENSATION

In exchange for keeping the property at ____________________ clean, free of clutter and allowing agents to show the home to prospective purchasers during the term of the rental Agreement, _______________________________ agrees to compensate tenant.

Tenant will only be compensated upon the actual closing and transfer of Deed on the sale of the property at ______________________________. Tenant must vacate the property on or before the closing date, be current on the rental payments and leave the property clean and in move-in condition.

Tenant may choose not to have a lock box installed. Tenant may choose not to have an Open House. Tenant does agree to at least one Realtor Tour. Tenant is not required to show the property without first receiving a minimum of 24 hrs notice of the showing.

Tenant will be paid within 14 days of closing on the sale. Tenant will receive $2,000. if the property is sold and closed within the first 4 months of the rental agreement. After the next 4 months, the Tenant will receive ½ of the rent they have paid after the date of this agreement up to $5,000.

Should the tenants find a buyer for the property, show the property and put the buyer in direct contact with the listing agent an additional $1,000. will be paid but only if the buyer has no agent.
